
Three Properties Span 200,000 SF Across Infill Submarkets in DFW and Houston
Manhattan Beach, Calif. — Dec. 10, 2025 — Circle Industrial today announced the sale of the Texas Tri-Pack, a three-asset industrial portfolio totaling 200,343 square feet across the Dallas–Fort Worth and Houston markets. The seller, Circle Industrial, was represented by JLL’s Trent Agnew, Charlie Strauss, Pauli Kerr and Lance Young, in the transaction. BKM Capital Partners acquired the portfolio.
The Texas Tri-Pack comprises 11 buildings across three multi-tenant industrial properties:
- Plaza Circle II – 68,043 square feet across four buildings located at 11048–11056 Shady Trail in Dallas, South Stemmons submarket
- GSW Circle I – 73,600 square feet across five buildings at 2125–2133 S. Great Southwest Parkway in the Great Southwest area of Grand Prairie (Dallas).
- Kinghurst Circle – 58,700 square feet across two buildings at 10849–10899 Kinghurst Drive in Houston’s Southwest Corridor
The portfolio was 98% leased to 64 diverse tenants, with an average suite size of 2,990 square feet at the time of sale.
Built between 1981 and 1986, the assets feature functional industrial configurations, including clear heights ranging from 14 to 18 feet, a variety of loading types—dock-high, semi-dock, and grade-level—totaling 87 loading positions, and 80,367 square feet of office space representing 40% of total area. Across the 12.9-acre portfolio, the properties offer 484 parking spaces, partial LED lighting, and power capacity ranging from 60 to 400 amps, reflecting the flexible specifications sought by multi-tenant industrial users.
