Circle Industrial, a Los Angeles–based real estate private equity firm, has acquired Warehouse Row, a 136,746-square-foot nine building industrial park located at 3903–4001 Warehouse Row in Austin, Texas. The park is situated in South Austin, one of the city’s most sought-after industrial submarkets. Each building is situated on its own parcel.

The transaction was brokered by Witt Westbrook and Trent Agnew of JLL.

Located less than five miles from Downtown Austin and eight miles from Austin-Bergstrom International Airport, the property offers immediate access to IH-35 and US-71, positioning it within a highly desirable last-mile distribution corridor. The asset features a diverse tenant mix, dock-high and grade-level loading, and secured outdoor storage.

“The location of Warehouse Row is irreplaceable- it attracts last mile tenants that need to service Downtown and West Austin” said Rob Mullahey, Vice President of Acquisitions at Circle Industrial. “The buildings being individually parceled allows for flexibility and several paths to exit the project.”

Circle Industrial is actively seeking industrial building and land acquisition opportunities across its target markets in California, Texas, Georgia, Colorado, Utah, Tennessee, and Florida.
